Do Woodland Hills Homes Sell Above Asking? What the Sale-to-List Ratio Means for Valuing Your Home
When you ask what your Woodland Hills home is worth, you are really asking what a buyer will pay, not what the neighbor's listing says. The gap between those two numbers is the sale-to-list ratio.
What the data shows
Redfin's Woodland Hills page (data for August 2026) reports a sale-to-list price ratio of 99.3%, up 1.6 percentage points year over year. It reports 33.8% of homes sold above list price, up 10.4 points, a median of 46 days on market (down 4 days), 231 homes sold (up 12.7%) and a median sale price of $1,260,642 (up 3.0%). Redfin also shows a three-month median sale price of $1.3 million, up 3.0%. If about one third sold above list, then roughly two thirds sold at or below it. That second figure is my inference from Redfin's number.
What 99.3% means in dollars
On a $1,300,000 list price, 99.3% is about $1,290,900, or $9,100 below list. That is my arithmetic on an average, not a prediction for your home. Individual homes land well above or below it depending on condition, pricing and timing.
Why sources disagree
Movoto (updated October 13, 2026) shows 50 days on market versus 44 a year ago, 73 of 380 active listings price-reduced, and a $1,299,000 September median. Redfin's August days on market is 46. Different sources use different date windows and definitions, so compare trends within one source rather than mixing numbers.
How to use this when valuing your home
First, start from recently sold comparable homes near you, not active listings, because active prices are only asks. Second, adjust for condition, lot, upgrades and layout, which an automated estimate cannot see. Third, check how far recent comparable sales landed from their list prices, since that tells you how much room the market is giving. Fourth, remember that a home priced above what comps support tends to sit and later be reduced, which Movoto's reduced-listing count reflects.

Frequently Asked Questions
What is a sale-to-list ratio?
It compares the final sale price to the last list price. 99.3% means homes sold for 0.7% less than list on average.
Do most Woodland Hills homes sell above asking?
Redfin shows 33.8% sold above list in August 2026, so most did not.
Does a high ratio mean I should list high?
Not necessarily. The ratio is an average, and overpriced homes still sit and get reduced.
Why do Redfin and Movoto show different numbers?
They use different time windows and definitions, so compare within one source.
How do I know what my own home would sell for?
Recent sold comps adjusted for your home's specifics, which is what a market analysis does.
Can you run that for my address?
Yes. I'll prepare a free market analysis with real Woodland Hills sold comps.
